In execution of a Deed of Trust dated January 29, 1999, recorded in the Clerk’s Office of the Circuit Court of Richmond County, Virginia in Deed Book 187, at Page 724, granting and conveying property therein described in trust to John S. Martin and Barbara K. McNeal, Trustees, [Elizabeth B. Hurd being appointed as Substitute Trustee by Appointment dated May 15, 2015 and recorded in the aforesaid Clerk’s Office in Deed Book 310, at Page 213] the undersigned Substitute Trustee will offer for sale at public auction on August 3, 2015, at 12:00 noon, at the front entrance of the Richmond County Circuit Court, 101 Court Circle, Warsaw, VA 22572, the real estate lying in Richmond County, Virginia and more particularly described as follows:
ALL THAT certain lot or parcel of land in Stonewall Magisterial District, Richmond County, Virginia, containing an area of 1.80 acres, and more particularly bounded and described in accordance with a plat of survey thereof by J. Arthur Cooke, C.L.S., dated May 27, 1972, and of record in the Clerk’s Office of the Circuit Court of Richmond County, Virginia, in Deed Book 118 at page 227; TOGETHER WITH an easement of right of way for the purpose of ingress and egress to and from the property above described, 50 feet in width along the right o way as shown on the aforesaid plat and the extensions thereof as they now exist from the above described property across the lands now or formerly owned by Cameron A. Carter to State Highway Route Number 693 in the course and location where laid out, but not fully indicated on the aforesaid plat; it being expressly understood and agreed that the above easement is an easement in common and is appurtenant to the above-described property and is to pass as an incident thereof.
The property shall be sold “AS IS” and the sale is subject to all restrictions, rights of way, conditions, easements, judgments, any and all liens, and mechanics’ and materialmen’s liens, if any, whether of record or not of record, to the extent any of the foregoing apply and take priority over the lien of the Deed of Trust, and to the real estate taxes from the date of the sale.
TERMS OF SALE: All cash. A deposit of $5,000.00 by bank cashier’s check payable to the Trustee may be required of the successful bidder at the time of sale, with the balance due within fifteen (15) days of sale. In the event of default by the purchaser, the deposit shall be forfeited and applied to the costs and expenses of sale and the trustee’s compensation authorized by the deed of trust and the law in such cases.
Conveyance of the property shall be by trustee’s Special Warranty Deed. Except for the statutory grantor’s tax paid by the trustee, all costs of conveyance, including, but not limited to, examination of title, recording fees, and settlement fees, shall be at the cost of the purchaser.
The trustee reserves the right to reject all bids and withdraw the property from sale, waive the deposit requirements in whole or in part, and extend the period of time in which the purchaser is to make full settlement. Additional terms of sale may be announced at the sale.

In accordance with §15.2-2204 of the Code of Virginia, 1950 as amended and pursuant to §15.2-2310 of the Code of Virginia, 1950 as amended, the Richmond County Planning Commission hereby gives notice that a Public Hearing will start at 7:00 p.m., Monday, August 10, 2015, in the Board Meeting Room, County Office Building, Warsaw, Virginia.
1. Allen Smith, 3490 Kilburn Circle, Henrico, Virginia 23233, has requested special exception approval, under Section 3-3-7 of the Richmond County Zoning Ordinance, in order to expand or enlarge an existing non-conforming use (pier), located at 4253 Naylors Beach Road. The parcel in question is zoned Residential (R-1) and is further identified as Tax Map 14A, parcel 5.
Application may be viewed in person at the County Administrator’s Office, 101 Court Circle, Warsaw, Virginia 22572, between the hours of 9 a.m. and 5 p.m, Monday through Friday.

Notice of Intent to Abandon
A Segment of
Route 711
Richmond County
It appears to the Richmond County Board of Supervisors that a segment of State Route 711, also known as George Brown Lane, which extends from Main Street in Warsaw, Virginia to the dead end in front of the Richmond County YMCA, a distance of 0.10 serves no public necessity and is no longer necessary as a part of the Secondary System of State Highways.
Pursuant to Section 33.2-909 of the Code of Virginia (1950, as amended), notice is hereby given of the Board’s intention to abandon this roadway and also the Board’s willingness to conduct a public hearing on the matter if requested by the owner of any property abutting the subject segment.
A map depicting the location of the segment to be abandoned is on file in the Office of the County Administrator, 101 Court Circle, Warsaw, Virginia 22572. Information may be obtained by calling the County Administrator’s office at 804-333-3415.
Notice is hereby given that Ray L. Poston has requested authorization from the Virginia Marine Resources Commission to construct a 48-foot long low profile timber groin with two 16-foot spurs and a third 16-foot long spur on the existing downriver groin at property (42-A 4) adjacent to the Rappahannock River in the Little Florida area of Richmond County.
