Default having been made in the terms of a certain Deed of Trust dated April 25, 2005, in the original principal amount of $84,000.00 and recorded in the Clerk’s Office of the Circuit Court of the County of Richmond, Virginia in Deed Book 240, at page 162, and modified by a Loan Modification Agreement recorded July, 20, 2012, in Deed Book 294, at page 10, the undersigned Substitute Trustee will sell at public auction on September 24, 2014, at 1:00 p.m., in front of the building housing the Richmond County Circuit Court, 101 Court Circle, Warsaw, VA 22572, the property designated as Parcel 1: containing 1.00 acre, more or less, and more particularly bounded and described in accordance with that certain survey and plat dated August 13, 1986, entitled “Plat of A Parcel of Land…Surveyed for Conveyance to Conley”, a copy of which plat is of record in the aforesaid Clerk`s Office in Deed Book 131 at Page 479. Together with an easement of right of way 50 feet in width to and from the land herein conveyed and Virginia State Highway Route No. 3 for the purpose of ingress and egress and all other lawful purposes necessary for the convenient use and enjoyment of said property, said easement being partially shown on the aforedescribed plat. Parcel 2: containing 7.26 acres, more or less, and more particularly bounded and described on a certain survey dated April 26, 2002, entitled “Plat of A Parcel of Land located near Emmerton Washington District, Richmond County, Virginia to be merged with other lands of … Conley”, a copy of which is attached to Deed recorded in Deed Book 213, at Page 95. Sale is subject to all prior liens, easements, restrictions, covenants, and conditions, if any, of record, or other matters which would be disclosed by an accurate survey or inspection of the premises.
