In execution of the Deed of Trust dated January 31, 2011, and recorded in Book 286 at Page 684 as Instrument Number 1100097, of the Richmond County land records the undersigned Substitute Trustees, will offer for sale at public auction on July 17, 2014 at 11:00 AM at the front of the Courthouse of the Circuit Court for Richmond County, Warsaw, Virginia, the following property:
All that certain lot or parcel of land together with all appurtenances thereunto appertain
ing, situate, lying and being in the Stonewall Magisterial District, County of Richmond,
Commonwealth of Virginia, containing, according to survey, 5.00311 acres, and set out
and shown as Lot 13 on a certain plat of survey entitled “Plat showing Lot #13 – Beech
Creek” dated January 3, 1975, made by Larry N. Scartz, C.L.S., a copy of which is recorded in
the Clerk’s Office of the Circuit Court, Richmond County, Virginia, in Deed Book 104 at Page 208.
TOGETHER WITH a perpetual easement of way, conveyed as an appurtenance to the
above-described property over, along and upon the roadway shown on the aforesaid plat of survey, over the extensions of said roadway to the public road system, said
easement of way to be enjoyed in common with all others entitled to the use thereof.
AND BEING the same property conveyed to William Albert Squires by Deed dated
January 18, 2011, and recorded February 2, 2011, as Instrument Number 1100096 in Deed Book 286 at Page 682 among the Land Records of Richmond County, Virginia.

The property and improvements will be sold in “as is” physical condition without warranty of any kind.
TERMS OF SALE: A non-refundable bidder’s deposit in the amount of ten percent (10%) of the successful bid payable by cashier’s/certified check required at time of sale except for the party secured by the Deed of Trust. Risk of loss on purchaser from date and time of auction. Balance of the purchase price must be paid by cashier’s check within 14 days from sale date. Except for Virginia Grantor tax, all settlement costs and expenses are purchaser’s responsibility. Real estate taxes will be pro-rated to the date of sale. Purchaser is responsible for obtaining possession of the property. If purchaser defaults, deposit will be forfeited and property resold at the risk and cost of the defaulting purchaser who shall be liable for any deficiency in the purchase price and all costs, expenses and attorney’s fees of both sales. If Trustees do not convey title for any reason, purchaser’s sole remedy is return of deposit without interest. This sale is subject to post-sale audit of the status of the loan secured by the Deed of Trust including, but not limited to, determining whether prior to sale a bankruptcy was filed; a forbearance, repayment or other agreement was entered into; or the loan was reinstated or paid off. Invitation to Bid
Elevation & Construction of New Foundations for Three Homes
The Northern Neck Planning District Commission is soliciting bids from qualified contractors to elevate three single-family homes and construct a new engineered foundation for each, in Lancaster County.
These improvements are funded in part through a grant from the Federal Emergency Management Agency (FEMA) and the Virginia Department of Emergency Management (VDEM).
The Bid Package is available for download at www.nnpdc.org (menu link “RFPs/Bids”). Local, minority-owned, and female-owned firms are encouraged to respond.
There will be a mandatory pre-bid meeting for each of the three properties, beginning at 10 a.m. on August 1, 2014.
The deadline for submitting bids is August 15, 2014, at 3:30 p.m. EST.
